‎I have watched many people buy land the same way they buy clothes. They see it, they like the price, they pay, and they leave. No questions asked. No thought given to what the land can become. That is not investment, that is impulse. And land does not reward impulse, it rewards patience and understanding.

‎

‎Let me tell you something I learned the hard way. Land is not wealth. Land is potential. What separates a wealthy landowner from a frustrated one is not the size of the land, it is the depth of thinking that went into acquiring it.

‎

‎I run Greengold M. E. Limited, and a good part of what we do sits at the intersection of agribusiness and real estate. I have bought land that turned into gold. I have also bought land that sat there for years, doing nothing but attracting weeds and regret. The difference between the two was never luck. It was strategy.

‎Land Is Not the Investment, Purpose Is.

‎Genesis tells us that God gave man the earth and told him to work it, to cultivate it, to make it fruitful. Genesis 2 verse 15 says the Lord God placed the man in the Garden of Eden to tend and watch over it. Notice something. God did not just give Adam land, He gave him a purpose for the land. That is the pattern we have ignored.

‎Many Nigerians buy agricultural land without a plan for what will grow there, without knowledge of the soil, without understanding of the water source, without any clarity on what the market wants. Then they wonder why the land has become a liability instead of a blessing.

‎

‎Before you buy agricultural land, ask yourself what you intend to plant, what the market demand looks like, and whether the soil and climate support it. A piece of land in Ijebu where I run my farm behaves differently from land in the core north. What thrives in one place may struggle in another. Purpose must come before purchase.

‎According to data from the National Bureau of Statistics, agriculture remains one of the largest contributors to Nigeria's GDP, often accounting for over twenty percent of total output. Yet less than forty percent of Nigeria's arable land is actually cultivated. That gap between potential and use is where wise investors position themselves.

‎

‎Think about that for a moment. We are sitting on one of the richest agricultural landscapes in the world, and yet food inflation continues to rise because so much fertile ground remains untouched. This tells you something important. The opportunity is not shrinking, it is expanding, because demand keeps growing while supply struggles to catch up.

‎

‎Smart investment is simply the discipline of seeing what others overlook, and acting before the crowd catches up.

‎

‎I have learnt never to buy land because it is cheap. Cheap land without access roads, without proximity to markets, without security of title, is not cheap. It is expensive regret looking like a friendly price tag.

‎

‎Before committing money to agricultural land, verify the title thoroughly. Confirm it is free from community disputes. Check accessibility for transporting produce. Consider proximity to processing centers and markets. A farm that produces excellent yield but cannot move the harvest to market efficiently is a farm bleeding money quietly.

‎

‎Proverbs 24 verse 3 says by wisdom a house is built, and through understanding it is established. Land is the same. It is not enough to acquire it, you must build it with wisdom and establish it with understanding.

‎

‎One of the most practical lessons I have learned running the Dominion Guild Network is this. Land ownership does not have to be a solo journey. Many people delay investing in agricultural land because the capital required feels too heavy to carry alone. Galatians 6 verse 9 says let us not grow weary of doing good, for in due season we shall reap if we do not give up. That verse was not written for farmers alone, but it certainly applies to every farmer who has ever doubted a slow season.

‎If I could speak to myself years ago, before I understood any of this, I would say this. Do not buy land to impress people. Buy land to build something that outlives the impression. Do not buy land because everyone else is buying. Buy land because you have studied it, prayed over it, and can see what it will become in ten years.

‎Wealth built on impulse collapses under pressure. Wealth built on understanding stands through storms.

‎

‎I want you to think deeply about this. How many of us are sitting on opportunities we cannot see clearly, simply because we were never taught to look beneath the surface. Land is not just soil, it is a mirror. It reflects the depth of thought you bring to it.
