1. Gwagwa & Gwagwalada
If budget is the priority, Gwagwa and Gwagwalada are consistently mentioned by students, young workers, and early earners. Rent here is significantly cheaper than central Abuja estates. Houses aren’t luxury, but they’re practical, and you can find decent shared apartments for way less than the city average.

2. Lugbe
Lugbe sits a bit lower on the cost scale compared to Wuse or Garki. You’ll find room and parlour apartments here at very friendly prices. The trade-off is that it’s a bit farther from the city centre, but if you’re working remotely or have a flexible schedule, it’s a good compromise.

3. Kubwa
Kubwa is another area with lower rent. It’s well established, and accommodation options range from simple rooms to slightly upgraded flats. Utilities might take some patience, but for people focused on saving on rent, this is a go-to.

4. Dei-dei
Not always the first choice for newcomers, but Dei-dei offers more affordable places and quieter living. The vibe is calm, and it’s easy to find space without paying too much.
