First, inspect the apartment physically  not just pictures or video. Lagos listings are often edited to look bigger or cleaner than reality. Check room size, ventilation, roofing, plumbing, locks, and window fittings. Visit at different times of day to see lighting and heat conditions.

Next, confirm the power and water situation. Ask how many hours of electricity the area typically gets and what backup options residents use (generator, inverter, estate supply). Check if water is borehole, well, or tanker and whether it’s consistent.

Study the location and access roads. Some Lagos apartments look affordable until you experience the road during rainy season or rush hour. Test the route to your workplace and nearest bus stops. Flood-prone streets can become a serious problem.

Verify the agent and landlord credibility. In Lagos especially, avoid paying without proper documents and receipts. Make sure the person showing the house is authorized to rent it out.

Ask for a full breakdown of all Lagos rental charges rent, agreement, commission, caution fee, service charge, and any estate dues. The total is often far higher than the advertised rent.

If possible, speak with neighbors or security staff. They’ll tell you the real story about noise, water, power, and management.

In Lagos housing, speed matters  but verification matters more.
