When I started house hunting in Lekki, everything looked perfect. Clean estates. Good roads. Fine buildings.
Then rainy season came.
Here’s what I learned from living here.
Lekki Phase 1
It’s upscale but some streets flood heavily after long rainfall. Not every part is affected, just some streets in the area。
Chevron and Agungi
Flooding here is as a result of poor drainage. Some estates handle in the area don’t flood as much as others though. Always ask residents how the last rainy season was.
Ikate Elegushi
Beautiful homes and rapid development. But many sections are low-lying. During heavy rain, water can sit for hours.
Ajah Axis
Flood here is not new. Some streets are fine. Others become difficult to access when rainfall and lagoon levels rise together.
Ibeju-Lekki
With all the development happening, people forget it is still coastal land. Certain communities have experienced serious flooding during intense rains.
Lekki is naturally low-lying. The better question is not whether it floods, but which street floods.
Before paying rent:
• Visit after rainfall
• Inspect the drainage
• Ask security guards and neighbours
• Search the estate name online with the word “flood”
Lekki is beautiful. But during rainy season it can be a mess.
If you are house hunting on the island, save this.
