I recently received an email claiming an investor had US$150 MILLION ready to invest.
These red flags made me pause ๐
๐ฉ Contacted me from a personal Gmail account.
๐ฉ No specific investment goals or preferred sector.
๐ฉ Expected me to decide where and how to invest all the money.
๐ฉ Kept talking about "trust" instead of proper due diligence.
๐ฉ Requested my passport, office address, and WhatsApp number before verifying who they were.
๐ฉ Wanted to prepare an MOU before completing standard legal and compliance checks.
None of these points alone prove fraud but together they are serious warning signs.
If you are a property marketer or investment consultant:
- Verify every investor.
- Check company registration and corporate identity.
- Don't share sensitive documents with unverified contacts.
- Request proper proof of funds.
- Involve lawyers before signing agreements.
- If something feels rushed or unrealistic, pause and investigate.
A genuine investor will expect professional due diligence from you and will be prepared to undergo the same process themselves.
Stay alert. Protect your reputation. Protect your clients.
