Everything looked clean.  

The seller was very convincing.  

Even the documents looked complete.

- Not all documents mean the land is safe  

- There can be hidden local ownership issues (Omo Onile)  

- Some lands are already under government acquisition  

- And many buyers rely too much on trust instead of verification  

That experience changed how I approach every deal today.

Now, before anything, I focus on:

- Proper verification  

- Understanding the land history  

- Confirming ownership beyond surface documents  

Because in Nigeria, buying land is not just a transaction — it’s something you must investigate properly.
