When I’m looking for a house in Ipaja, I don’t start online I walk the area myself. Many houses still have “To Let” signs, and those ones usually mean no agent commission.
I also ask people around security men, shop owners, neighbors. Most times, they know a caretaker or landlord with a vacant room.
I avoid houses on major roads because rent is higher there. Once you move a few streets inside, prices drop.
If I must use an agent, I ask for the full cost upfront and walk away if the charges don’t make sense.
For me, patience and moving around is the real secret. Ipaja still has affordable houses you just have to look smart.
