When I first started looking for a shop in Gwarinpa, I honestly thought people were exaggerating. They were not. The prices I was hearing sounded crazy, so I decided to see things for myself.

Once you move closer to main roads or popular spots, the price jumps quickly. I saw shops around ₦4m to ₦6m yearly, and that was for spaces that weren’t even very big. If the shop is on a hot spot or a corner where everyone can see you, landlords don’t joke. ₦8m and above becomes normal conversation.
Another thing nobody tells you early enough is that rent is not the only money. Agent fee, agreement, sometimes caution fee. Before you know it, the amount you planned has doubled.
So if you’re planning to rent a shop in Gwarinpa, go with your eyes open. Start small if you can, don’t rush, and always ask what extra fees are involved before you get too excited. Gwarinpa is good for business, but it will collect your money first.
