Decent Self-Contain / Mini Flat: ₦200k–₦400k/year   cleaner, better facilities, usually in quieter streets.

1-Bedroom Flats: Around ₦950k–₦1.2m/year  nicer finishes, sometimes in estates.

2–3 Bedroom Flats: ₦500k–₦1.5m/year depending on estate and condition.

For me, walking the streets, checking signboards, and talking to neighbors always lands the best deals  way cheaper than going through agents.
