Moving to Abuja and wondering where to live?

There is no one “best” area. It depends on your budget, where you work, how you move around and the kind of lifestyle you want.

Also, rent can be very different in the same area. The type of house, exact location, estate, facilities and condition of the property all affect the price.

Here’s a simple guide to help you know where to start looking.

If your budget is low

You can look at areas like Kubwa, Lugbe, Dutse-Alhaji, Nyanya, Karu, Jikwoyi, Kurudu and some parts of Mpape.

You may get more space for your money here.

But keep in mind that some of these areas are farther from the city centre, so you may spend more time and money on transport.

If you want something between affordable and convenient

Look at Gwarinpa, Dawaki, Lokogoma, Galadimawa, Karsana, Apo and some parts of Life Camp.

These areas have many different types of houses, so you can find both cheaper and more expensive options.

If you want to be closer to the city

Consider Garki, Wuse, Wuse 2, Jabi, Utako, Wuye, Jahi and Mabushi.

These areas are closer to many offices, businesses, shops, restaurants and other places you may need regularly.

And yes, Garki is definitely one of the areas to consider.

Just remember that Garki has different areas, and rent can change depending on exactly where the house is.

If you have a bigger budget

You can look at Jabi, Jahi, Guzape, Wuse 2, Asokoro, Maitama, Katampe and some parts of Life Camp.

You’ll find more newer houses, bigger apartments and serviced homes in these areas.

If you want a luxury area

Look at places like Maitama, Asokoro, Wuse 2, Guzape and some parts of Katampe and Jabi.

But don't choose an area just because it sounds expensive or popular.

A house in a less expensive area may give you more space and still work perfectly for your lifestyle.

Before you rent, ask yourself:

Where do I work?

How much will transport cost me every month?

How close is the house to places I visit often?

Is there good water?

How is the electricity?

How much is the service charge?

What other fees will I have to pay?

Because if a house is advertised as ₦3m per year, you may still have other costs to pay before you move in.

One important Abuja tip:

Don't pay for a house because someone told you the area is good.

Go and see it yourself.

Check the road.

Check the water.

Ask about electricity.

Ask about service charges.

Visit during the day and, if possible, in the evening.

And check how long it will take you to get to work.

The best area for you is not always the most expensive one.

It's the area that gives you a good balance between rent, convenience, transport and your lifestyle.
